Welcome to Manor Farmhouse, a charming 1750s country home in the village of Holt, Wiltshire, set on a fifth-generation working farm. This spacious, dog-friendly property offers countryside views, generous outdoor spaces, and a peaceful setting for families and groups.
The farmhouse features five bedrooms, two en-suite bathrooms, a large family bathroom, flexible living spaces, a workspace area, private parking, and a private hot tub.

• Bedroom 3 – King
• Bedroom 4 – King with en-suite
• Bedroom 5 – Twin room (accessed through Bedroom 4)
Guests can enjoy large gardens, countryside walks, and access to two secure dog parks onsite ('Holt Dog Park' available to book separately online). EV charging is available on request for a small additional fee.
Ideally located near Bath, Bradford on Avon, Longleat, and local pubs, cafés, and attractions, Manor Farmhouse is the perfect base for relaxing countryside stays and exploring Wiltshire.
Please note: Manor Farmhouse is located on a working arable farm, so occasional farming activity may be seen nearby.

Terms & Conditions for Direct Bookings – Manor Farmhouse, Holt, Wiltshire
Thank you for choosing to stay at Manor Farmhouse. We hope you enjoy your stay in our beautiful countryside home. These Terms and Conditions apply to all direct bookings made with Manor Farmhouse and are designed to ensure a safe, enjoyable and comfortable stay for all guests.
By making a booking, you agree to these Terms and Conditions.
1. Booking and Payment
Booking Confirmation
A booking is confirmed once we have received the required payment and issued confirmation of your reservation.
The person making the booking must be at least 18 years old and is responsible for ensuring that all guests in their party are aware of and agree to these Terms and Conditions.
Payment Terms
A 20% non-refundable deposit is required to secure your booking.
The remaining balance is due 8 weeks prior to arrival.
If a booking is made within 8 weeks of arrival, full payment is required at the time of booking.
Failure to make payment by the required date may result in cancellation of the booking and loss of any payments already made.
2. Cancellation Policy
If you need to cancel your booking, please notify us as soon as possible.
- Cancellations made more than 8 weeks before arrival will forfeit the 20% deposit.
- Cancellations made within 8 weeks of arrival will be charged at the full booking amount unless we are able to re-let the dates.
- If we are able to re-book the property, we will refund any recovered amount less any costs incurred.
We strongly recommend guests take out suitable travel insurance to cover unforeseen circumstances.
3. Arrival and Departure
Check-in
Check-in is available from 4:00 pm on the day of arrival.
Check-out
Guests must vacate the property by 11:00 am on the day of departure.
Please ensure the property is left in a clean and tidy condition, with all personal belongings removed.
Access Information
Full arrival instructions, including directions and access details, will be provided prior to your stay.
4. Occupancy and Use of the Property
The maximum occupancy for Manor Farmhouse is 10 guests.
The property must only be used by the guests named on the booking unless agreed in advance.
The property must not be used for parties, events or gatherings exceeding the agreed number of guests without prior written permission.
The lead guest is responsible for the behaviour of all members of their party and for ensuring the property is treated respectfully.
5. Children and Pets
Children are welcome at Manor Farmhouse. However, due to the rural location and working farm environment, children must be supervised at all times.
Dogs are welcome by prior agreement only. Guests bringing dogs are responsible for:
- Keeping dogs under control.
- Preventing damage to the property.
- Cleaning up after their dogs.
- Not allowing dogs on furniture or beds.
Additional charges may apply for pets.
6. Working Farm Environment
Manor Farm is a working family farm. Guests may experience normal rural activities, including farm machinery, livestock, agricultural work and associated noise.
Guests must not enter farm buildings, fields containing livestock, or restricted areas unless specifically invited or permitted.
Please take care when exploring the farm surroundings and ensure children are supervised.
7. Hot Tub and Outdoor Facilities
Where outdoor facilities such as the hot tub are provided, guests use these facilities at their own risk.
Guests must follow all instructions provided and must not use the facilities:
- Under the influence of alcohol or substances.
- In a way that could cause damage or risk to themselves or others.
- Outside of any stated usage guidelines.
The hot tub is maintained for guest enjoyment and may require routine filtration and cleaning during your stay.
8. Damage, Breakages and Additional Cleaning
Guests are expected to treat Manor Farmhouse with care and respect.
Any damage, breakages or missing items must be reported as soon as possible.
Guests may be charged for:
- Damage caused to the property or its contents.
- Excessive cleaning required after departure.
- Loss of keys or access devices.
Minor accidental breakages should be reported and will be considered reasonably.
9. Noise and Neighbours
Manor Farmhouse is located in a rural setting. Guests are asked to respect the surrounding area and neighbouring properties.
Noise must be kept to a reasonable level, particularly after 10:00 pm.
Anti-social behaviour, excessive noise or disturbance may result in guests being asked to leave without refund.
10. Liability
Guests stay at Manor Farmhouse at their own risk.
We accept no responsibility for:
- Loss, theft or damage to personal belongings.
- Accidents, injury or illness arising from use of the property, outdoor areas or surrounding farm environment, except where caused by our negligence or where liability cannot legally be excluded.
Guests are responsible for their own personal safety and the safety of all members of their party.
11. Right of Entry
We respect guests' privacy but reserve the right to access the property if reasonably necessary, including for emergencies, safety checks, maintenance or urgent repairs.
Where possible, we will provide notice before entering the property.
12. Complaints
If you experience any issues during your stay, please contact us as soon as possible so we have the opportunity to resolve them.
Complaints made after departure relating to issues that were not reported during the stay may not be considered.
13. Governing Law
These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
