Welcome to our peaceful riverside campsite, nestled within our working family farm in the heart of the beautiful Wiltshire countryside. Whether you're pitching a tent, arriving in a caravan or travelling by motorhome, it's the perfect place to switch off, relax and enjoy the great outdoors.
Our simple, back-to-basics campsite is set right beside the river, giving you direct access to the water. Guests are welcome to enjoy activities such as paddle boarding, kayaking and other non-motorised water sports. Please note that guests must bring their own equipment and use the river entirely at their own risk.
Please note: This is a basic campsite and does not provide water or electric hook-up facilities. There is a portable toilet onsite (no shower blocks). If you require access to water and electricity for your caravan or motorhome, please view our Caravan & Motorhome pitches (under the 'caravan tab') which offer these services at a separate location.
The charming village of Holt is just a short walk away and has everything you need for a relaxing stay. You'll find a well-stocked village shop with a Post Office, two welcoming pubs serving delicious food, and a delightful deli-style café with beautiful views across the surrounding fields and lakes.

Thank you for choosing to stay at Manor Farm, a working family farm in the heart of the Wiltshire countryside. We are dedicated to making your stay relaxing and enjoyable. To help ensure a safe and pleasant experience for everyone, please take a moment to read our Terms and Conditions before your stay.
1. Booking and Payment
Booking Process
All bookings must be made via our website. A reservation is confirmed once payment has been received and acknowledged by us.
Cancellations
- Cancellations made 3 days or more before the arrival date will receive a full refund.
- Cancellations made within 72 hours of the arrival date are non-refundable.
Changes to Your Booking
Any changes to your booking (including dates or number of guests) are subject to availability and may incur additional charges.
2. Arrival and Departure
Check-in and Check-out
- Check-in: From 12:00 noon
- Check-out: By 11:00 am
If you require an early check-in or late check-out, please contact us in advance. We will do our best to accommodate your request but cannot guarantee availability.
Late Arrival
If you expect to arrive later than planned, please let us know in advance.
3. Site Facilities and Use
Pitch Allocation
Following confirmation of your CL booking, a pitch will be reserved. On arrival, available pitches within the booked area are allocated on a first-come, first-served basis. We reserve the right to move guests to an alternative pitch if required for operational reasons.
Riverside Camping Pitch Allocation
For guests staying on our Riverside Camping field, there are no designated pitches. You are welcome to choose any suitable location within the field, provided it is reasonable and considerate of other campers.
Please ensure you leave adequate space between your pitch and neighbouring guests, avoid obstructing access routes, and respect the privacy and enjoyment of others. We reserve the right to ask guests to relocate their pitch if it is considered unsafe, unsuitable, or likely to inconvenience other campers or interfere with the operation of the farm.
Riverside Camping Facilities
For guests staying on our Riverside Camping field, a portable toilet facility is provided for guest use.
Manor Farm is responsible for arranging regular emptying and maintenance of the portable toilet to help ensure it remains suitable and hygienic throughout your stay.
Guests are asked to use the toilet facilities respectfully and to leave them clean and tidy after each use. Please do not dispose of any unsuitable items, rubbish or materials into the toilet, as this can cause blockages and impact other guests.
We appreciate your cooperation in helping us maintain a pleasant facility for everyone using the campsite.
Fishing Access
Fishing is included as part of the Riverside Camping nightly pitch rate and is available exclusively to guests staying at Manor Farm Riverside Camping.
The river and fishing access are private facilities belonging to Manor Farm and are not open to members of the public. Access to fish is granted only for the duration of your stay and only to registered guests.
Guests wishing to fish must comply with all applicable UK fishing laws and regulations at all times, including holding any required licences, permissions and following current Environment Agency rules where applicable.
Illegal, unsafe or irresponsible fishing practices will not be permitted. This includes, but is not limited to, fishing without the required licence, using prohibited equipment or methods, or causing damage to the river environment or wildlife.
Manor Farm reserves the right to withdraw permission to fish or use the river if guests fail to comply with these conditions or behave in a way that may endanger themselves, others, wildlife or the surrounding environment.
Working Farm
Manor Farm is an active working farm. During your stay you may experience noise from livestock, farm machinery or agricultural activities. Please respect the working environment and follow any instructions provided by the farm team.
Noise
Please respect fellow guests by keeping noise to a minimum, particularly between 10:00 pm and 7:00 am.
4. Riverside Access and Water Use
Our riverside camping pitches include access to the adjacent river as part of your stay. This access is provided solely as an amenity for guests staying on the campsite.
Guests are welcome to enjoy the river for activities such as paddle boarding, kayaking or similar non-motorised water sports using their own equipment.
Please note:
- Manor Farm does not hire, provide, supervise or sell any water-based activities or equipment.
- Use of the river is entirely voluntary and at the guest's own risk.
- Guests are responsible for assessing whether conditions are suitable before entering the water.
- Children must be supervised by a responsible adult at all times when near or in the water.
- Guests should wear suitable personal flotation devices where appropriate.
- Guests must not enter the river under the influence of alcohol or drugs.
- Water levels, currents, submerged objects and weather conditions can change without warning. Guests enter and use the river entirely at their own discretion.
- Manor Farm accepts no responsibility for injury, death, loss or damage arising from the use of the river or participation in any water-based activity.
By choosing to use the river, guests acknowledge and accept these risks.
5. Vehicles and Parking
Caravan and Motorhome Parking
Only vehicles matching the dimensions provided at the time of booking are permitted on site.
Additional vehicles may be parked in designated areas for £5 per day.
Vehicle Movement
Please drive carefully and observe the site's speed limit (5mph) at all times to ensure the safety of guests, livestock and farm staff.
Electric Hook-up
For pitches that include electric hook-up, guests must use equipment safely and responsibly. We reserve the right to disconnect any electrical equipment considered unsafe.
6. Health and Safety
Farm Safety
Please do not approach or feed livestock unless specifically invited to do so by a member of the farm team.
Children
Children must be supervised at all times, particularly around livestock, machinery, roads and the river.
Fire Safety
Open fires, fire pits and disposable barbecues are not permitted unless expressly authorised by Manor Farm.
7. Pets
Pets
Well-behaved dogs are welcome but must remain on a lead at all times whilst on the campsite.
Owners are responsible for cleaning up after their dogs immediately. Waste bins are provided.
Dog Park
Our secure dog field is located approximately one minute's walk from the CL site and 2 min drive from the Riverside Campsite and can be booked separately via www.holtdogpark.co.uk.
There is an additional charge of £5 per dog staying on the campsite.
8. Conduct
Respect for Others
Guests are expected to behave respectfully towards other visitors, neighbouring properties and farm staff.
Any abusive, disruptive or antisocial behaviour may result in immediate removal from the site without refund.
Damage
Guests are responsible for any damage caused by themselves or members of their party. The cost of repairs or replacement may be charged.
9. Liability
Personal Property
Manor Farm accepts no responsibility for loss, theft or damage to vehicles, caravans, motorhomes, camping equipment or personal belongings.
Personal Injury
Guests stay at Manor Farm entirely at their own risk. Except where liability cannot legally be excluded, Manor Farm shall not be liable for any accident, injury, illness, death, loss or damage suffered during your stay, including but not limited to incidents occurring:
- on the campsite;
- around the working farm;
- whilst using the river or surrounding riverbank;
- whilst participating in any recreational activity.
Nothing in these Terms and Conditions excludes liability for death or personal injury caused by our negligence, fraud or any other liability which cannot be excluded under English law.
10. Changes to these Terms
We reserve the right to amend these Terms and Conditions at any time. The latest version published at the time of booking will apply.
11. Governing Law
These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
